The far end of the Marmaris bay

Property for sale in Icmeler, Turkey occupies a small area between a pine-covered mountain and a beach at the western end of the Marmaris bay. The town is compact, mostly low-rise, and built around a single promenade. It is close enough to Marmaris to use its hospital, marina and shops, and far enough away to feel like a different place in August.

Seafront or hillside

Property for sale in Icmeler divides fairly cleanly. On the flat near the front, complexes are close to the beach and the restaurants and generally have no view beyond the gardens. On the slopes behind, apartments and villas look out over the bay and the mountains, at the cost of a walk or a drive down. The hillside stock tends to be newer and the seafront stock better placed for letting.

Who buys here and when they come

The market is dominated by British and northern European buyers, and the rental season runs from roughly May to October. Icmeler is calmer than Marmaris throughout, which is precisely its appeal to families and repeat visitors. Winter is quiet: a core of shops and restaurants stays open, but a significant share of the seafront closes until spring.

Costs and documents

Complexes here charge a monthly aidat covering pool, garden, lifts and security, and it runs all twelve months. Add metered utilities, the annual municipal property tax and compulsory DASK earthquake insurance for the yearly figure. On the paperwork side the requirements are standard: tapu title deed, iskan for a completed building, Turkish tax number and a local bank account.

Before the first conversation

How far is Icmeler from Marmaris?

About eight kilometres around the bay, ten to fifteen minutes by dolmus or car, with a scenic coast road and a water taxi in season. That makes Marmaris services, including the hospital and the larger shops, easy to reach while keeping the quieter setting.

Is the water really better here?

Icmeler has a reputation for clearer water and a cleaner beach than the main Marmaris strip, helped by its position at the far end of the bay against the mountains. It is one of the reasons families choose it. The beach is a mix of sand and shingle depending on the section.

Can a foreigner buy an apartment in Turkey?

Yes. Citizens of most countries can own residential property in Turkey in their own name. The limits are geographic rather than personal: purchases are restricted inside designated military and security zones, and there is a cap on the share of land in any one district that foreign nationals may hold. Both are checked before a reservation, not after.

Do I have to be in Turkey to complete the purchase?

It helps, but it is not required. The transfer is registered at the Land Registry, and a buyer who cannot attend may act through a notarised power of attorney. A sworn translator is present at the registry when the buyer does not speak Turkish. Viewing trips are still worth making before you commit to a district.
