This stretch of the Lycian coast carries significant conservation protection, including around Patara, where an eighteen-kilometre beach is a turtle nesting site with strict building limits. That constrains new supply and preserves the setting. For a buyer it means checking carefully which zone a plot falls into and what the permitted building envelope is.
Dalaman airport is around two and a half hours away and Antalya rather further, which keeps Kas quieter than more accessible towns. The season runs spring to autumn with a real winter community remaining. On the paperwork, the standard applies: tapu, iskan for a finished building, DASK, a tax number and a Turkish bank account, plus confirmation that any pool or terrace matches its permit.
