Property to buy in Marmaris really means one of three places: the town itself with its marina and promenade, Icmeler eight kilometres around the bay, or Turunc over the headland in its own small cove. They are close together and quite different to live in, and the choice between them decides far more than the choice of building.
Marmaris town has a hospital, a proper shopping area, a large marina and a population that stays through the winter. Flats for sale in Marmaris, Turkey are most plentiful here, in complexes on the slopes behind the seafront and in older blocks closer to the centre. If the property has to work as a home rather than only as a summer base, this is the part of the bay that supports it.
Property for sale in Icmeler attracts buyers who want the beach and the pine backdrop without the promenade crowds. It has its own shops and restaurants and a noticeably calmer feel, and it is a short dolmus ride from the town. Turunc property for sale is scarcer and quieter still, in a small bay reached by a winding road over the hill, which is exactly its appeal and also the reason its winter is very quiet indeed.
Dalaman airport is around ninety minutes away, with a full summer timetable and a much thinner winter one. Marmaris real estate is bought largely by British buyers, so demand tracks their season and their currency. On the cost side, complexes charge a monthly aidat covering pool, garden and security that runs all year, and a villa adds pool servicing and garden work. Written down annually, these are predictable numbers worth having before you compare asking prices.

Any rental projection here should be built on five good months rather than twelve, and short-term letting requires a permit and, in an apartment block, the agreement of the other owners.
Yes. Citizens of most countries can own residential property in Turkey in their own name. The limits are geographic rather than personal: purchases are restricted inside designated military and security zones, and there is a cap on the share of land in any one district that foreign nationals may hold. Both are checked before a reservation, not after.
It helps, but it is not required. The transfer is registered at the Land Registry, and a buyer who cannot attend may act through a notarised power of attorney. A sworn translator is present at the registry when the buyer does not speak Turkish. Viewing trips are still worth making before you commit to a district.
